This 1200 square foot first floor and 500 square foot second floor outdoor living project was completed in May of 2017. The project is supported by 31 Techno Metal Post helical piers, the first floor deck is framed with steel panning and beams and the second floors and porch are framed with a combination of steel and wood. The first floor decking is 1 1/4”x 18” x 36” travertine pavers. The same stone was used for the stone column caps, the chimney pent roofs, and the stair treads and risers. The chimney face in the porch is stacked quartz. The spiral stairs on the far side of the porch are powder coated, with landings at the first and second floors. The second floor balconies are fiberglass, which allows for a waterproof room below. The wood columns, ceilings, beams and drink rail are all Utile Mahogany and processed in house. The screen doors and jambs were also fabricated in-house out of the same Utile Mahogany. The door hardware is all solid brass. All the screens are removable and able to be replaced with glass. The ceiling fan spins independent of the fan blades and the wall mounted fan oscillates. All lighting is LED.
